Five Popular Transaction Truths Buyers May Realize When Buying Real Estate Close to a Ski Resort

Property values are not likely to be substantially elevated by the proximity of the resort.

Additions to your property’s value because of a near-by ski resort should be minimal. The added use of the area by ski resort guests, with its ability to crowd your roadways, may in fact reduce your enjoyment of the property and the classification of the area as an outdoor recreational site could possibly decrease the value of the land due to the increased use of the property by non-owners. It is arguable that the increased commercial activity in the county in which the resort is located could boost the local economy, but probably not sufficiently to raise the property value of adjacent, non-commercial lands.

 

Despite the fact that you will be close to a recreational area, your hazard insurance and the liability insurance that comes with your hazard policy should not go up for your own property and your  own use of it.

The mere presence of a going business near your home should not by itself cause your insurance premiums to go up. As long as you do not intentionally cause skiers from the resort to trespass on your land, the presence of a stray   skier would be just that: a trespasser. If, however, a Court could show that you maintained something that could entice one of the stray skiers to visit your land, such as the presence of a hot-chocolate stand, that might be an attractive nuisance and could cause your property insurance to go up to cover “business invitees.”  The basic rule of thumb should be that you keep your personal enjoyment of your property separate from the adjacent sky lodge. Use proper entrances to the resort property rather than just crossing property lines, even if you do have a valid pass!

 

The area may increase in population as the resort increases its business and regional fame; this will not negatively affect your property.

Added population is not in and of itself a bad thing. Where it becomes a problem is when the resort guests pose a behavioral problem for your own enjoyment of your property. Having extra people around makes the site less remote; that in itself is a safety bonus for the entire area.

 

Your property’s taxes should not go up substantially because of the recreational use of adjacent property.

The tax rate is not likely to go up much on adjacent residential and agricultural land simply because of the presence of a commercial resort.  While the area as a whole may have increased property value, typically tax rates are based on the use of land. If the land you are on is still used for residential or agricultural purposes, the rate is not likely to go up simply because a resort has opened on the hill next door.

 

Purchasing property close enough to a ski resort to induce you to buy a season pass to the slopes is a fun way to enjoy nature and get your exercise!
